Floorplans - Buyers want 'em, but less than 15% of listings have 'em

RECOMMENDED READING: August 2023

While other markets like Australia and Europe routinely include floorplans in their online marketing, less than 15% of listings here in the US have a floorplan. According to NAR's "2022 Home Buyers and Sellers Generational Trends Report", floorplans are the third most valued item after Photography and Property Details as shown in the chart below. You can download the full NAR report here.

Clearly, the market is not giving consumers what they want. While eye-catching photos, compelling descriptions and alluring virtual tours are undoubtedly essential, a floorpan is a crucial component that often gets overlooked. A well-designed and accurate floorplan offers numerous benefits that every real estate professional should consider.

Visual Clarity

A floorplan provides potential buyers or renters with a clear and accurate representation of the property's layout. It allows them to assess how their furniture and belongings will fit, which is a critical consideration in their decision-making process.

Time Savings

Including a floorplan in the listing saves time for the agent, the seller and potential buyers. Buyers can screen properties to see if the layout matches their requirements and preferences before scheduling a physical visit. This helps filter out individuals who may not be genuinely interested, leading to more focused and qualified leads for the seller.

Enhanced Online Presence

In the digital age, most property searches begin online. By including a floorplan in your online listing, you differentiate your property from others and provide a valuable resource for potential buyers or tenants.

Expanding Your Target Audience

Including a floorplan can make your property listing more accessible to investors and international buyers or tenants who may not have the opportunity to visit the property physically before making a decision. A floorpan makes it more likely for them to consider your property seriously.

Agent Differentiation

For real estate agents, incorporating floorplans into their marketing strategy sets them apart from the competition. It demonstrates their commitment to delivering a comprehensive service to clients, which can lead to increased referrals and repeat business.

Embracing the floorplan as an integral part of your marketing strategy can significantly improve the chances of a successful and swift transaction, ultimately benefiting all parties involved. With f8's Floorplan Event, there's never been a better time to try a floorpan in your listing marketing program.
